Coastal Clay, Hilly Sections, Mostly Newer Builds

Beachlands sits on coastal clay and dune sand, and a lot of the suburb is built on genuinely hilly ground, which means driveways and access can be steeper and tighter than on flatter East Auckland streets. Most of the housing stock here is recent too, the bulk of it built in the 2010s, so we're usually washing modern weatherboard, plaster and Linea-style cladding rather than older materials, and newer paint systems still worth protecting properly instead of blasting at full pressure. With Beachlands South under development next door and set to bring thousands more new homes to the area over the next couple of decades, that mix of fresh cladding and clay-based sections is only going to become more common, not less.

Walk-Around Assessment

We check the cladding type and look for problem areas, heavy mould, salt staining, anything near gardens or outdoor furniture that needs care, before starting.

Pre-Treatment

A detergent treatment goes on first to loosen mould, algae and grime, rather than trying to blast it off cold.

Low-Pressure Rinse

The house gets rinsed at low pressure once the treatment's done its work, not high pressure used to force the dirt off.

Final Check and Tidy-Up

We walk the exterior again to check for anything missed, and make sure the property, plants included, is left the way we found it.

Soft Wash vs. High Pressure, and Why It Matters Here

Salt air off the coast makes paint and cladding on Beachlands homes more sensitive to damage, not less, which is exactly why we don't reach for high pressure by default. Soft washing uses low pressure and the right detergent to lift mould, algae and salt film without stripping paint or forcing water behind weatherboard and window seals. High pressure still has its place, just not on the house itself, we keep it for concrete and driveways where it won't do any harm.

Do you wash houses in Pine Harbour and Beachlands South, not just Beachlands itself?

Yes. Pine Harbour and the newer Beachlands South area are both part of the same patch we work in day to day, being based right here.

Is Beachlands' clay and hilly terrain a problem for access?

Not usually. Some sections are steeper or have tighter driveway access than flatter East Auckland suburbs, so we factor that into the quote rather than treating every property the same.

How quickly can you get to a job in Beachlands?

Faster than most, since we're not travelling in from elsewhere in Auckland to get to you.

Do you wash houses in Beachlands before a sale or open home?

Yes, it's one of the most common reasons we get called into Beachlands. A wash before photos or an open home is the fastest way to lift a property's street appeal without a repaint, and we can usually turn it around quickly if you're working to a settlement or auction date.

Can house washing remove black mould and mildew from a Beachlands home?

Yes, that's most of what a soft wash is actually removing. Mould and mildew build up fast this close to the coast because of the salt air and moisture, and the detergent treatment lifts it without needing to scrub or blast it off.

Do the new builds going up in Beachlands South need washing yet?

Sooner than most people expect. New paint and cladding still picks up salt film and grime in the first year or two, it just doesn't show as obviously as it does on an older, dirtier home. Worth getting on a wash schedule early rather than waiting until it's visibly dirty.
