Lichen doesn't just sit on top of a Colorsteel or painted metal roof, it roots into the coating itself, and over time that strips the protective layer away and exposes bare metal to corrosion. On tile and concrete roofs, moss holds moisture against the surface for longer after rain, which speeds up wear and can encourage the tiles to spall or crack over winter. Roof valleys and low-pitch sections are usually worst affected, since they hold onto damp longer than the rest of the roof. None of this happens overnight, which is exactly why it gets left until it's a bigger job than it needed to be.

Cleaning without treatment means the roof looks good for a shorter window before regrowth starts. Treatment without cleaning first just gets sprayed over dirt and doesn't work nearly as well, so we recommend both together as standard. That said, treatment can be done as a standalone job if that's what suits your roof, it's often the better option where a roof doesn't have easy or safe access for a full clean.

We check the roof material (tile, Colorsteel, concrete, iron), pitch, and how much moss or lichen has built up before quoting, since each of those changes the approach.
Moss, lichen and debris get physically removed at low pressure, not blasted off, which protects tiles and roof coatings from cracking or stripping.
A treatment spray goes on once the roof is clean, to slow down regrowth rather than leaving a freshly cleaned roof to start collecting moss again straight away.
We walk the roofline again once it's done to make sure nothing's been missed, particularly in valleys and low-pitch areas where moss holds on longest.

Low pressure combined with the right treatment gets the same result without that risk, regardless of the roof material. The method is adjusted to the material, not the other way around.
Roof cleaning and treatment cost depends on the roof's size and pitch, the material (tile, iron, Colorsteel or concrete), how much moss or lichen has built up, and whether it's a full clean and treatment or treatment only on a roof that's already in reasonable condition. Steeper roofs and multi-storey homes generally take more time and care to access safely. The only way to get an accurate number is a quote based on the actual roof.
As a general guide, a roof treatment holds up for two to three years before moss and lichen make a real comeback, though that varies with roof material and how shaded the roof is. Roofs under trees or on the south side of a house, where sun and wind don't dry things out as fast, tend to need it sooner. Coastal salt exposure, which covers most of Beachlands and the surrounding East Auckland coastline, adds to that too. A roof that's never been treated usually needs a proper clean first before this timeline means much.
