Weatherboard & Plaster

Needs low pressure and the right detergent, since both can be damaged by anything stronger.

Brick & Concrete Block

Can generally take more pressure where it's needed for stubborn mould.

Linea & Shadowclad

Shows water marks easily if it's rinsed wrong, so it gets treated more like plaster than like brick.

Aluminium Joinery

Gets a gentler pass so the seals aren't compromised.

How a House Wash Works

Four steps, whether it's a single-storey weatherboard home or a larger two-storey property.

Walk-Around Assessment

We check the cladding type and look for problem areas, heavy mould, salt staining, anything near gardens or outdoor furniture that needs care, before starting.

Pre-Treatment

A detergent treatment goes on first to loosen mould, algae and grime, rather than trying to blast it off cold.

Low-Pressure Rinse

The house gets rinsed at low pressure once the treatment's done its work, not high pressure used to force the dirt off.

4

Final Check and Tidy-Up

We walk the exterior again to check for anything missed, and make sure the property, plants included, is left the way we found it.

How Often

Why Once a Year Isn't Always Enough

Salt air off the coast settles on painted cladding and weatherboard faster than most people expect, and it holds onto moisture, which is what mould and algae actually feed on. Homes closer to the water, which covers most of Beachlands and the surrounding coastline, often need a wash more than once a year to keep paint from degrading early. It's common enough that one of our clients has us booked in for a wash every year as a standing arrangement, rather than waiting until it's visibly dirty.

A single-storey weatherboard home with easy access is a different job to a two-storey home with heavy staining and restricted access. The only way to get an accurate number is a quote based on the actual property.

How much does house washing cost?

It depends on the size of the house, the cladding type, how much mould or salt buildup there is, and how accessible the property is. The only accurate way to know is a quote based on the actual property.

Will soft washing damage my paint or window seals?

No, that's the point of using it. Soft washing is low pressure with the right detergent, which is gentler on paint, weatherboard and window seals than high-pressure water blasting.

Do you wash houses in Beachlands and East Auckland?

Yes. Beachlands is our base, and we cover the rest of East Auckland, Central Auckland and South Auckland as well. The North Shore is available on request.

Do you clean gutters as part of a house wash?

Yes, we can clean your gutters. It's not automatically included in a house wash, but it's a simple add-on, just mention it when you get a quote and we'll do it in the same visit.

How long does a house wash take?

It depends on the size of the house and how much needs doing, but most residential jobs take a few hours from pre-treatment through to the final rinse.

Is there a best time of year to get a house wash done?

Not really, mould and salt buildup happen year-round in East Auckland. Some homeowners prefer spring for a fresh start, others book in before summer entertaining, but there's no wrong time to have it done.
